Kyle B. Warwick

Principal

A co-founder of Gate Residential, Kyle leads deal structuring, planning, regulatory approvals and project execution. He excels at understanding the concerns of local neighborhood property owners, municipalities, and investors and structuring winning deals that set the foundation for the development of new urban neighborhoods that, when delivered, enhance the economic and social vitality of the area.

Kyle has more than 25 years of diverse real estate experience with special expertise in master planning, regulatory approvals, mixed-use development, and financing. He has led the planning and development of 15 million square feet of mixed-use real estate with an aggregate dollar value in the billions.

Relevant Prior Experience

  • Spaulding & Slye/Jones Lang LaSalle (JLL), Boston, MA – Leadership roles including Managing Director/New England Region, Managing Director of the Development Group, and Director of Investment Development, 1994 – 2007: Oversaw the performance and long-term strategic direction of Spaulding & Slye’s 250-person Boston office including quality control, P&L responsibility, and their residential investment and development practice which planned over 3,000 units of housing in the Northeast and Puerto Rico. In 2006, Spaulding & Slye was merged with JLL. Kyle was one of six key principals that led the JLL transition.

A co-founder of Gate Residential, Damian focuses on deal origination, financial underwriting, design, and operational oversight. Damian’s passion for revitalizing neighborhoods and his ability to identify unmet consumer needs drives the firm’s mission and strategy to deliver city living to new urban neighborhoods with high-quality crafted apartments and lifestyle enhancing amenities.

Damian has over 16 years of experience in real estate development, acquisitions, and asset management with a specific focus on the multifamily sector. Throughout his career, Damian has been involved in the planning and development of over 3,000 housing units, ranging from adaptive re-use to ground-up, high-rise, apartment communities.

  • Archstone, Boston, MA – Senior Development Officer: Responsible for the origination, underwriting and execution of multifamily development projects in both the greater Boston and New York City metropolitan areas.

Gregory P. Bialecki

Greg directs site acquisition, due diligence and financing activities for the firm. He is skilled at identifying promising sites for new urban neighborhoods and creating development outcomes that work for all constituencies.

Greg has over 30 years of experience in real estate development within both the public and private sectors, with a focus on the planning and permitting of large-scale, mixed-use urban redevelopment projects.

Relevant Prior Experience

  • Commonwealth of Massachusetts, Boston, MA – Cabinet Secretary for the Executive Office of Housing and Economic Development; responsible for management and oversight of 12 state agencies having approximately 800 employees and an annual budget exceeding $400M. Under Greg’s leadership, his office received the Robert C. Larson Workforce Housing Public Policy Award from the Urban Land Institute in 2013.
  • Hill & Barlow and DLA Piper, Boston, MA – Real Estate Development and Environmental Lawyer: Lead permitting counsel for Fan Pier, a 3 MSF mixed-use development in Boston, MA; North Point; a 5 MSF mixed-use development in Cambridge, MA; Cronin’s Landing, a 281-unit apartment development in Waltham, MA; and Longview Place, a mixed-use development in Waltham, MA.
